Overview

Kai at Bay Harbor Islands is a boutique condominium domicile offering residences with innovative architectural design. Thornton provided construction management services as prime general contractor for this seven-story, 88,455 SF cast-in-place waterfront tower on a cost plus basis. The ground-up construction included initial foundation piles, a dewatering process, underground pile caps, and waterproofed hydrostatic slabs. Trades included framing, drywall, MEP, fire protection, paint, stucco, wood, metal, aluminum doors, impact windows, railings, landscaping, irrigation, tiles, wallpaper, car lifts, pool and spa, as well as others. Careful coordination of subcontractors and constant communication with owners and designers resulted in a beautiful structure.
